Terms and Conditions

When your booking is confirmed by the payment of a deposit you are entering into a contract between you, the visitor and us, The New Farmhouse.

Please read the following conditions of let carefully. If you are uncertain about any point please ask for an explanation.

1. The letting period normally runs from 16.00 hrs on the day of arrival until 10.00 hrs on the day of departure. This may be varied by prior arrangement.

2. A firm booking is made on receipt of a 25% non–refundable deposit, with the balance payable 4 weeks before the start of the holiday. If a booking is made less than 4 weeks before the start of the holiday please send or otherwise arrange to pay the full rent at the time of booking having first checked that the property can be reserved for you. Failure to pay the balance of rental charges by the due date will result in the owner treating the property as available for re-booking.

3. In the event of a cancellation, as things stand, you remain liable for the full cost of the holiday. However, a part refund shall be given subject to a re-let.

4. A completed booking form agreed by both parties is a binding contract and any subsequent amendments must be agreed by both parties in writing.

5. Only the number of people on the booking form may occupy the booked accommodation. Sub-letting or assignation of the Let is prohibited.

6. The person who signs the booking form will be responsible for ensuring that the conditions of let are adhered to, for any loss or damage to the accommodation and the contents, given fair wear and tear, during the rental period and minimising the fire risk. Any breakages or damage should be reported as soon as possible.

7. Responsibility for personal property of guests occupying the accommodation is solely theirs. All vehicles are also left at the guests’ risk. Also guests agree to absolve the Property Owner of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any cause whatsoever.

8. You may bring pets by prior arrangement. Pets should bring their own bedding, must be house-trained, are not allowed on furniture and beds or upstairs and should never be left unattended in or outside the property. Out of doors, dogs must be kept under control and fouling must be cleared up.

9. NO SMOKING. The New Farmhouse is a no-smoking property.

10. Should the property, subsequent to booking become unavailable through any cause, the owner’s liability is limited to the repayment of any rent already paid.

11. The property must be solely used for its purpose as self-catering accommodation and guests are asked to accept the owner’s right to refuse to hand over the property to any person deemed unsuitable to take charge. In any such case all moneys shall be refunded and the Contract terminated without further liability. Causing a nuisance or disturbance to neighbours, unreasonable behaviour or disrupting the running of the farm may result in the owners asking guests to leave.

12. Owners will have access to the property at all reasonable times.

13. Guests are responsible for shutting all exterior doors and appropriate windows and securing the property when absent or sleeping.

14. The property let as The New Farmhouse is to be used for the purposes of a holiday let to which Section12 (2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 apply. The booking agreement confers a right to occupy the accommodation for the agreed period only.
